Overview
A show villa built around the trees
A show home sells a whole development. Aditya Green Ways built the 1,000 sq ft showcase villa for Nandanavanam, its plotted development of affordable second homes in Vizag, as a load-bearing structure from 2,120 Agrocrete® blocks. The blocks were left exposed, and the existing trees were left standing, growing through and around the house. Completed in February 2025, the villa stores 3.6 tons of CO₂ in its walls.

The brief
Good looks, low cost, cool rooms
Aditya Green Ways, led by Mr. Ananda Rao, is a Vizag real estate developer focused on eco-conscious building. Buyers at Nandanavanam needed to see what a home there could be. The brief for the show villa had four parts: it had to look good, stay affordable, keep cool and be easy to build. The client also wanted natural, earthy materials that would sit comfortably among the trees on site.

Why Agrocrete®
Chosen for looks, price and comfort
Aditya Green Ways chose Agrocrete® for its aesthetics, affordability, thermal performance and ease of construction. Agrocrete® walls give up to 3.5x the thermal insulation of conventional masonry, keeping rooms cooler in Vizag's heat. The blocks' warm tones suited the brief for natural, earthy materials, and their strength meant the walls could carry the building on their own. That made them a natural fit for a show home.

What we supplied
2,120 blocks for a load-bearing home
GreenJams supplied 2,120 Agrocrete® blocks for the villa. Built as load-bearing masonry, the walls carry the structure, which removed most of the concrete and steel a framed house would need. Solid blocks are rated at 5 MPa or more and comply with IS 2185 and IS 1725. Like all Agrocrete® blocks, they carry a 10-year warranty against cracks, dampness and termites.

The design
A traditional roof and a shaded verandah
The design lets existing trees pass through and alongside the built form, creating a seamless link between house and landscape. Exposed Agrocrete® walls are paired with a traditional tiled roof and a shaded verandah. The result is a home that feels grounded and connected to its setting, and shows buyers how an Agrocrete® second home can look when it is finished.

The results
No plaster, less concrete, cool rooms
The villa's load-bearing walls do the structural work, cutting the concrete and steel the house needed. Because the blocks are left exposed, there was no plaster or paint to apply, saving both cost and time. Inside, strong thermal insulation and the shaded verandah keep rooms cool. The finished villa now shows buyers exactly what Nandanavanam is about, and what their own second home could be.

Carbon impact
3.6 tons stored, 10.7 tons avoided
The Nandanavanam villa stores 3.6 tons of CO₂ in its walls and avoided a further 10.7 tons of emissions compared with conventional construction. For a developer selling affordable second homes, it is a working demonstration that a lower-carbon house can also be a more attractive and more affordable one. It gives every visitor to the site a clear, physical answer to what building with Agrocrete® looks like.
